Neighbors and EconomyThis point has to do with addressing the economy of the local neighborhood, employment rates, homeownership levels, and home values:

  • RACU in conjunction with Threshold Housing, Inc. will be submitting an application to the Pennsylvania Housing Finance Agency's (PHFA) Homeownership Choice Program in summer 2009 for funding to construct 25 new for-sale homes at Walnut and Maple Avenues in the Gallatin Avenue neighborhood. The RACU is presently laying all the ground work for this development including acquiring all of the lots and performing all the necessary demolition so that when the application is submitted it should be strongly considered by PHFA. This large infusion of homes in a contiguous area should have a great impact on changing perceptions of the neighborhood as well as neighborhood homeownership rates and home values. Fayette County Community Action Agency (FCCA) is selling some of the property to Threshold Housing at a nominal cost for the construction of the homes.
  • GACCA recently voted unanimously to support a senior citizen housing development proposed for the lot presently occupied by American Legion Post 51, directly across Gallatin Avenue from the new for-sale housing development. The RACU and the developer are presently awaiting word on funding. The FCCA will serve as the general partner on the project.
  • Longer term plans call for the development of scattered site homes in the balance of the neighborhood. These homes can help stabilize "okay" streets, and turn around streets that may have begun to decay from neglect.
